- A written offer with no inspection contingency. The number should be in writing, and it should be the number — not a placeholder that gets renegotiated down after an inspector walks through.
- A real attorney on the other side. New Jersey deals go through a mandatory three-business-day attorney review period. If a buyer is trying to rush you past that, or discourage you from having your own attorney look at the contract, that's a red flag.
